Jackson Howes Fee Information for Tenants

Once an offer has been accepted by the landlord, the following fees apply:

Pre -tenancy: You will be asked to pay a holding deposit of £250/£500 to take the property off the market whilst we carry out reference checks and process your application. This will be deducted off the balance due prior to your move in.

Administration / Referencing charges:

You will be asked to pay £180 (Including VAT) towards the preparation of the Tenancy Agreement and administering your deposit.

Each applicant is liable to pay a reference fee of £72 (Including VAT) If a guarantor is required, this is also charged at £72 (including VAT) for references. References include credit check and financial checks.

These charges are non-refundable in the event that references prove unsatisfactory or the Tenant withdraws the application before completion.

Variable charges:

Prior to any move in, you will be required to have paid the first month's rent up front, in addition to the following:

Deposit of 1.5 x month’s rent or 2 months if a pet has been agreed. Deposits will be registered with the Tenancy Deposit Scheme.

Inventory: You will be charged a fee for the Inventory. Jackson Howes will instruct an Independent Inventory clerk, and the fee will be dependent of the size of the property. You be charged for the ‘check out’ in advance of the tenancy - the landlord will pay for the Check In.

The redress scheme to which we are registered is the Ombudsman of Letting Agents
